Prior to getting a Real Estate license I bought distressed commercial and residential properties, fixed them up and would then lease or sell them.
I am a licensed General Contractor. I did insurance adjusting for State Farm for 10 years on their homeowner/hazard insurance claims. As a contractor, I understand the evolution from 100-year old homes to new homes and how they are built and/or remodeled. As an insurance adjuster I understand what fails on properties or what is a potential hazard or liability and what steps to take to minimize and/or reduce those hazards plus what it costs to repair.
As a Real Estate Broker, having this understanding and knowledge of building gives me a much greater advantage at knowing a property's true value and condition and what points to focus on when marketing these properties to Buyers and their Agents.

such as the brake pads or a flat tire, home maintenance and repairs
expenditures, etc.
